Salt
Salt spray settles on every surface within miles of the coast. It attacks steel, aluminum, fasteners and some coatings. Choose corrosion-resistant reinforcement, stainless or coated fasteners and finishes rated for coastal exposure.
Rinse-friendly details and good drainage help finishes last.
Sun
Florida sun breaks down plastics, coatings and sealants over time, and heats glass and metal. Choose UV-stable materials and low-E glass to control heat gain.
Orientation matters, so west-facing glass needs the most attention.
Humidity and rain
Constant moisture feeds mildew and algae and finds any gap in the envelope. Continuous barriers, flashed openings and materials that do not absorb water pay off.
Plan drainage so water leaves the wall quickly.
Pick materials as a system
A corrosion-resistant bar in a wall with weak flashing still has a problem. Choose materials that suit the exposure, and check that they work together, including sealants, finishes and fasteners.
Ask each manufacturer about coastal exposure and installation limits.
